Retirement Planning for Palm Coast, Florida

In short

Oliver Wealth Management works with retired and nearly retired households in Palm Coast and across Flagler County, from its office in St. Augustine. The work covers the whole retirement picture: turning savings into a monthly paycheck, Medicare and what it costs, preparing for long-term care, the tax consequences of how money comes out, and what is left for family afterward. Blake Oliver is an Investment Advisor Representative. Investment advisory services are offered through MariPau Wealth Management, LLC, an SEC-registered investment adviser.

A Palm Coast plan is more often about costs than returns

Once you stop working, you have little room to fix a shortfall by earning more. You still decide how much tax your withdrawals trigger, what insurance you carry and at what deductible, and which recurring costs are fixed and which were only assumed.

Much of Palm Coast was laid out as planned residential development, and that shows up in the budget: association dues, deed restrictions on what you may do to the property, a windstorm deductible, and a canal or a wooded lot behind the house that changes the insurance question. None of these is a large number by itself. All of them recur every year, and a retirement budget built in another state tends to leave them out.

The Flagler County details worth checking

Homestead follows the county line, and Palm Coast is in Flagler County, not St. Johns. If you moved from out of state, you apply for the exemption on your permanent residence with the Flagler County Property Appraiser; the closing agent does not do it for you. If you came from another Florida county, ask about portability, which may let you carry accumulated assessment benefit from the old homestead to the new one. Both have filing deadlines, and a short call to the property appraiser will tell you whether yours was filed.

Flood risk is less obvious here than on a barrier island. Parts of the city sit on saltwater canals that reach the Intracoastal, parts on freshwater canals inland, and parts well back from both. A standard homeowners policy does not cover flood damage; flood insurance is a separate policy. FloodSmart, the federal flood insurance program, points out that property outside a designated high-risk zone can still flood, and when no lender requires the coverage, the decision is yours.

Medicare enrollment is federal and works the same way in Flagler County as anywhere else. Florida runs SHINE, Serving Health Insurance Needs of Elders, a free counseling program offered through the Department of Elder Affairs and the local Area Agency on Aging. Its trained volunteers answer Medicare questions and sell nothing. We point people to it.

Where the money goes

The rest of the plan comes down to three questions: will the money last, what will health care cost, and what happens if one of you needs care and the other does not?

The first is a matter of sequence: which account funds this year’s spending, what that does to your taxable income, and what you do in a year when markets are down and the grocery bill still arrives. The second and third are connected, because Medicare covers a great deal but not extended custodial care, the expense most capable of unraveling a fixed retirement budget. We lay out the ways to pay for care in plain language so you can choose.

We do not pitch anything in a first conversation. We ask what you own, what it costs you to live and what you are afraid of, then tell you whether we think we can help.

Common questions

Do you have an office in Palm Coast?

No. Oliver Wealth Management has one office, at 6 Manatee Ct in St. Augustine, about half an hour from Palm Coast on I-95 or US 1. We meet clients at the office or by video.

We just moved to Palm Coast. What should we check first?

Four things, in roughly this order: whether your homestead exemption is on file with the Flagler County Property Appraiser; whether you carry a flood policy, since homeowners insurance does not cover flood damage; whether your Medicare plan works with the doctors you want to see here; and whether a Florida attorney should review the will, powers of attorney and health care directive you signed under another state’s law.

Can you help with Medicare, or is that somebody else’s job?

Yes. We handle Medicare as part of the plan, because Medicare choices and income choices push against each other and do not work as separate errands. Florida also runs SHINE, free counseling through the Department of Elder Affairs from trained volunteers who sell nothing. Some people use both, which is fine with us.

Our savings have to last. Is a planning firm worth it for a household like ours?

It depends on what you get for the money. We do not publish an asset minimum. You make the choices about withdrawal order, insurance and care once, and they stay in the plan for the next twenty years.
